The works of elaboration of the General Plan of Urban Ordination of the City Hall of Sewer reach their final part.
Since last August the municipal technicians and the contracted services have carried out all the study and resolution of the corrections proposed by the Autonomous Community in that process of the provisional approval of the Plan in 2006.
At present the urban development of our municipality is governed by the General Plan of Urban Planning of 1983, an ordination that has been out of date in these 35 years of validity of the same, making it necessary the approval and entry into force of the new general plan.
On the other hand, and due to the time elapsed since its drafting, it has been considered necessary to go a step further to generate a new planning in the municipality that adapts to the current reality of it.
This new planning has taken into account the forecast of population growth, as well as the evolution of the economic, social and environmental situation, so that starting from the current situation of the city we will generate a sustainable and orderly growth of the Sewer of the future, protecting the agricultural areas of the transfer and looking to maintain the areas of traditional garden.
A key and vitally important point has been the increase of green areas and undeveloped land of the municipality, in order to achieve a rational and sustainable use of land, highlighting that 35% of the surface of the municipal area of ​​Sewer would correspond with non-buildable land: green areas and traditional garden soil.
In this section we have taken into account the old project of Integrated Parks that had Sewer that already contemplated the green zones of the current railroad and the whole zone of protected garden from the hamlet of Javalí Nuevo until the Black Voice, generating, with the new green areas, a green environment of the city of Alcantarilla.
In the same way, the soil destined for economic activities has been given relevance, which has increased in the area of ​​the San Andrés Business Park and La Coroneja sector, reaching a total of 25% of the total land in the municipality, with the idea of ​​achieving the implantation of companies in a node of communications that will be of the most important at regional level.
It has also been used to address the situation of the limit of the municipal area, as there are discrepancies of the different administrations on specific points of the boundary of the municipality, through a proposal in agreement with the City of Murcia, which will later be transferred to the Autonomous Administration as State.
Likewise, the new General Systems that have emerged during the processing of the PGMO have been incorporated, such as the Mediterranean Corridor, third lane A7, third lane MU30 and the Northwest Arc, as well as the correct definition of the existing cattle trails in the municipality and a redefinition of the South Variant of the municipality, adapting it to the road and existing constructions.
All these works have been carried out in coordination with the municipal technical services of the Urban Planning Area, as well as with the government team, to achieve the goal of a balanced, rational and sustainable city.
Once the final approval of the new general plan has been made, the urban development of our municipality will be much more realistic and adjusted to the expansion needs of it, since it will allow new residential, green areas and those destined for economic activity to be available.
Undoubtedly all this work is a commitment of this City Council to get a more attractive municipality and have a sustainable urban development according to their needs and those of their neighbors.
